Kirby gave West Ham the lead in the 12th minute. Leigh equalised Swarbuck put the Bees ahead and Buchanan increased the lead to 3-1 early in the second half. Hammers were awarded a penalty and Griffiths came up from his goal tomake it 2-3. This was the last but one game at the Memorial Grounds. Evidence of an iminent move was the recently removed press box. 
The new ground at the Boleyn Castle had an estimated capacity of 22,000 with an extra piece of land suitable for banking to make even more room, there was a 21 year lease.
